Austin Lawrence Partners, a Colorado developer, will construct a $40 million 26-story, 424,000-square foot high-rise at the former Woolworth’s site and current park between Parrish and Main streets. The developer will be preserving the building facades for three historic buildings on Main Street and Parrish Street on the site, but due to the structural instability of the facades, they will be put into storage and resurrected when the building is closer to completion. City Center is planned to house about 21,000 square feet of street-level retail space; interior parking on floors two and three; 62,000 square feet of office space on floors three, four and five; and a stepped-back tower accommodating 130 to 134 apartments, the top six floors of which are contemplated as for-sale units of 1,750 to 2,400 square feet. Durham City Council approved 3.9 million in economic incentives in April, 2014. The project is expected to open in 2018.
